Maintenance
The apartment will receive a full maintenance inspection and touch-up cleaning to ensure it’s ready for your move-in.
Yes, we have on-site maintenance available.
You can submit a maintenance request through the RentCafe portal, email us at [email protected], or call or visit the office for assistance.
Maintenance requests are addressed based on priority level. We strive to complete all requests within 24 hours.
No, you do not need to be present. Our maintenance technicians are AVE employees, thoroughly vetted, and have access to your apartment with your permission. Just indicate on the work order if we are authorized to enter while you’re away.
For any lockouts, you can contact our main line at (408) 758-5440 and choose the emergency option. For after hour lockouts, there is a $100 fee.
You are welcome to decorate your apartment as you wish, with the understanding that it must be returned to its original condition at move-out. For example, if you paint a wall and it takes our team 3 hours to restore it, that charge will be included in your move-out fees.

AVE Santa Clara offers a 24/7 business center, conference rooms on every residential floor, private work pods, abundant flex workspace, hot beverage bar, high-speed WiFi, chef-inspired kitchen with dining area, game room, hospitality deck with resort pool, hot tub, grilling stations, firepit lounges, on-demand food and beverage service, movie/sports lounge, Zen Courtyard with yoga lawn, dog park, 24/7 fitness center and pet spa.
Pools and decks are available from 7 am to 10 pm.
Yes, parking is available for $100 per vehicle.
Apartments are accessorized with a washer, dryer, dishwasher, microwave, range, and refrigerator.
Full-sized washer/dryers are provided in each apartment.
There is an initial $500 pet fee in addition to pet rent $65/month per pet.

Yes, we offer 6-11 month leases for unfurnished apartments and 30-day leases for furnished apartments.

Yes, quiet hours are from 10 pm to 8 am.

Yes, you can terminate your lease by paying a 2-month lease break penalty, along with any concessions provided at move-in.
Appointments are required until the Grand Opening.
Management will be on-site 7 days a week starting in February 2025.
You can apply online at santaclara.aveliving.com, click on "Lease an Apartment," and select your new apartment.
Applications are typically approved within 24 hours after the Two Dots verification is completed.
A $50 application fee is paid online when submitting the application, and the remaining fees are paid at move-in including the $250 administrative fee, prorated rent, and security deposit.

You will have the option to set up automatic payments or make a one-time payment in our online Resident Portal.
Yes, there are monthly fees:

None, utilities are not included.
To set up electricity, contact Silicon Valley Power at 408.615.2300. The electricity must be in the resident's name before the lease start date.
Internet and cable are already set up prior to move in.
Yes, we offer referral bonuses that vary. Please contact us if you have a referral.
Residents may have up to 2 guests at any time. For private events in the amenity space, additional guests are allowed with prior reservation.
The safety and comfort of all residents is AVE’s No. 1 priority! Due to this, AVE Santa Clara is proud to be a smoke-free community. This includes the use of marijuana, cigarettes, e-cigarettes, vaporizers, hookahs, cigars, or any other smoking device that contains tobacco or non-tobacco products. If you have any questions or concerns regarding this policy, please contact Resident Services at (408) 758-5440.
We offer specials for 12-13 month leases, with 13 months being the longest lease term allowed.
If you transfer within the same community, your deposit will transfer. If you transfer from one AVE community to another, a new deposit will be required.
No, subletting is not allowed.
